Measure the moldy area first, because size decides two things: whether you need a professional at all, and what you will pay if you do. Professional mold remediation cost runs $10 to $25 per square foot in the guides from This Old House and Bob Vila, and Fixr goes up to $30. This Old House puts the average job at $2,300, usually between $1,200 and $3,750; Fixr’s average is higher at $3,500.

Mold remediation cost starts with a size check

The EPA’s line is 10 square feet, roughly a 3 ft by 3 ft patch. Below that, it says most homeowners can handle the job themselves following its guidelines. Above it, or after a lot of water damage, the EPA points to its guidance for larger remediation jobs. Some cost guides quote a higher do-it-yourself limit; the EPA’s figure is the one to use.

Small professional jobs rarely come out at the bottom of the per-foot range. Fixr’s own table starts at $500 to $1,500 for a 50 sq ft area, which reflects the minimum charge of a visit.

Mold removal cost by room

The same square footage costs very different amounts depending on where it is. These ranges are the middle of the figures from Fixr, This Old House and Bob Vila:

Location Typical cost
Bathroom $500 to $1,000
Crawl space $500 to $2,000
Basement $500 to $3,000
Attic $1,000 to $4,000
Inside walls $1,000 to $12,000
HVAC system and ducts $3,000 to $10,000
Whole house $10,000 to $30,000

Fixr is consistently above the other two in the attic and basement, quoting $1,500 to $9,000 for an attic, so the top of each range is a realistic possibility.

Before, during and after the cleanup

Testing first

The cost of a mold inspection is $450 to $800 according to Fixr, with an average of $500. Air testing alone is $500 to $700, and each extra sample $60 to $80.

Cutting out drywall

Where drywall has to come out, Fixr lists removal and disposal at $0.50 to $1 per square foot and new drywall at $1.50 to $2.50 installed. The calculator adds $2 to $3.50 per sq ft of affected area when you tick it.

Proving it worked

A clearance test after the work checks spore levels. Inspect and Test prices it at $400 to $1,200 for a single-family home.

Ducts and the crawl space

Fixr puts air duct cleaning at $300 to $700 for a typical 2,000 sq ft home and a crawl space dehumidifier at $750 to $1,700. Full encapsulation is a separate project at $2,000 to $15,000.

Is black mold more expensive?

Not by much. Fixr and Bob Vila both give $800 to $7,000 to remove black mold, against $700 to $6,000 for common types on Fixr. ThePricer is direct about it: black-colored mold does not automatically justify a premium price. All three main guides say the bill rises when growth has spread into materials or behind walls, whatever the color.

Insurance and the moisture problem

NerdWallet’s summary is that most home insurance policies pay for mold only when it results from a sudden, accidental event the policy covers, and Bob Vila agrees.

The moisture behind the mold is the other open cost. ThePricer calls fixing it the most consequential extra expense of a mold job, but none of the guides we checked prices it, so the calculator does not either.
