Roof Repair Cost Calculator
Most roof problems are small, and so is the typical roof repair cost. The average repair runs about $1,000 to $1,150, within a range of $400 to $1,900, and simple fixes often come in near $500. Pick the problem in the calculator, then add an inspection or a rush visit if you need one.
Roof repair cost by type of damage
| Repair | Typical cost |
|---|---|
| Vent or pipe boot | $75 to $250 |
| Repairing roof shingles (a few damaged or missing) | $150 to $700 |
| Roof flashing | $200 to $600 |
| Chimney flashing | $200 to $800 |
| Skylight repair cost | $300 to $800 |
| Roof valley | $300 to $1,000 |
| Flat roof repair cost | $300 to $1,100 |
| Minor leak | $350 to $1,500 |
| Hail damage | $700 to $4,000 |
Labor dominates these jobs: it makes up at least 60% of a repair bill and up to 90% of a small one, at $50 to $120 an hour.
Finding where the water gets in
The cost to fix a leak in a roof depends on where it starts. Signs to look for include water stains in the ceiling or attic, holes or tears in shingles, missing granules, granules collecting in the gutters, moss in the valleys, pooling water and sagging.
A roof inspection, usually $100 to $600 and about $250 on average, is the way to locate the source.
Larger damage is priced by area
Once the damage spreads beyond one spot, roofers price it by area. Roof repair cost per square foot runs $3.50 to $11, or $350 to $1,100 per square of 100 sq ft. A storm-damaged section of 300 sq ft would therefore run about $1,050 to $3,300 on those rates.
When repair stops making sense
Three tests are worth applying:
- If more than 30% of the roof is substantially damaged, consider a replacement.
- Repair when the job costs less than half of a replacement and the roof has more than half its life left.
- Once repairs pass $3,000, a replacement may be worth pricing.
Replacement is often the more economical choice for roofs over 15 years old that keep needing work. The roof replacement cost calculator prices the alternative.
Storm damage, rush jobs and insurance
Same-day or next-day work adds $100 to $300, and permits for repairs typically run $70 to $250.
Policies usually won’t cover damage from old age, poor maintenance or neglect. They may pay when the roof suffers sudden and unexpected damage, and most cover damage from storms, hail or falling debris, though coverage can be limited on roofs over 20 years old. The deductible still applies.
